July 2022 Calgary Home Sales at 42% of Listings Sold continues to favour home sellers. The Calgary Real Estate Board, right or wrong, considers a three-month supply of inventory a balanced market. Over 33%, they say, is a seller’s market. July 2022 Home Sales is close to the same month in 2021. However, the big difference is the low number of listings. Detached Single Family Homes Sold
Single-family detached home sales have been declining every month starting in April. The very best homes are still in short supply and see multiple offers when first listed.
Attached Homes Sold – Townhouses, Duplexes, and Calgary Infills
Attached home sales are declining but still well above the historical percentage of listings sold. This category is not the first choice of most Calgary Home Buyers. With the market for detached homes so strong attached homes have become the only choice for many buyers.
Condo Homes Sold – High and Low Rise Apartment Buildings
Condos are the third major segment of the Calgary Real Estate Market. This segment has had the best run of sales in about 14 years. Out-of-town buyers have been snapping up the best condos to put into the local rental and Airbnb market. This segment will always suffer as long, in my opinion. With most homes, what you see is what you get. With condos, you get your portion of the Condo Corporation that could turn into a nightmare that is hard to wake up from.
